Terms & Conditions – SithRu Villa

Welcome to SithRu Villa. By making a reservation, accessing our website, or staying at our property, you agree to the following Terms & Conditions. Please read them carefully before confirming your booking.

1. Reservations & Bookings

  • All reservations are subject to availability and confirmation.
  • Bookings can be made directly through our website, WhatsApp, phone, or third-party platforms such as Airbnb, Booking.com, Agoda.
  • Guest details provided at the time of booking must be accurate and complete.

2. Check-in & Check-out

  • Check-in time: From 2:00 PM
  • Check-out time: By 10:00 AM
  • Early check-in or late check-out is subject to availability and may incur additional charges.

3. Payment Policy

  • Payment terms (advance payment, deposits, or full payment) may vary depending on the booking platform or season.
  • Any additional services such as meals, BBQ, or special requests must be paid for separately unless included in the booking.

4. Cancellation & No-Show

  • Cancellation policies vary depending on the booking source (direct booking or third-party platforms).
  • For direct bookings, cancellation terms will be communicated at the time of reservation (Please refer Reservations page).
  • No-shows may be charged the full booking amount.

5. Occupancy

  • The villa accommodates a maximum of 12 guests.
  • Only registered guests are allowed to stay overnight.
  • Visitors are not permitted without prior approval from management.

6. House Rules

  • Smoking is not permitted inside the villa. Designated outdoor areas may be used.
  • Guests are expected to maintain a respectful noise level, especially during late hours.
  • Any damage to property, furniture, or equipment will be charged to the guest.
  • Pets are not allowed unless prior approval is granted.

7. Meals & Services

  • Breakfast, lunch, dinner, and customized meals are available upon prior request.
  • Meal orders must be placed in advance.
  • Our chef specializes in Sri Lankan and Chinese cuisine.

8. Laundry & Facilities

  • Laundry facilities include a washing machine and sun-drying area.
  • Guests use all facilities at their own risk. SithRu Villa is not responsible for loss or damage to personal belongings.

9. BBQ & Entertainment Areas

  • BBQ and entertainment facilities are available for guest use.
  • Guests are responsible for safe usage and cleanliness after use.
  • Any damages caused will be charged accordingly.

10. CCTV & Security

  • For safety and security, CCTV cameras operate in selected common and outdoor areas only.
  • No cameras are installed in private areas such as bedrooms or bathrooms.
  • Footage is used strictly for security purposes.

11. Liability

  • SithRu Villa is not liable for accidents, injuries, loss, or damage to personal belongings during your stay.
  • Guests are responsible for their own safety and that of accompanying children.

12. Force Majeure

  • SithRu Villa shall not be held responsible for cancellations or service interruptions caused by events beyond our control, including natural disasters, government actions, or unforeseen circumstances.

13. Privacy

  • Guest information is handled in accordance with our Privacy Policy, available on our website.

14. Changes to Terms

  • SithRu Villa reserves the right to amend these Terms & Conditions at any time. Updated versions will be published on the website.
